The single biggest risk in buying an under-construction home is the developer. A strong builder delivers on time and on spec; a weak one creates years of stress. Here are eight checks that separate them.
1. Delivery track record
Ask for completed projects and visit them. On-time delivery across multiple projects is the strongest signal of reliability.
2. ORERA compliance
The project should be registered with ORERA, with the registration number disclosed. Verify it on the official portal.
3. Approvals and sanctions
Approved building plans, layout sanctions and required NOCs should be available and match what is being built.
4. Financial strength
Over-leveraged builders are vulnerable. Ask about funding tie-ups, lender approvals and whether the project is financed sensibly.
5. Construction quality
Visit an active site. Look at material quality, workmanship and safety practices. Ask about the RCC structure, waterproofing and fittings specified.
6. The agreement for sale
Read the delay penalty, possession date, specifications and carpet area. A fair, specific agreement signals an accountable builder.
7. After-sales and maintenance
Who handles snag lists, warranty items and society formation? Responsive after-sales support matters long after possession.
8. Reputation and reviews
Speak to existing owners. Check online reviews and complaints. A builder’s reputation among past buyers is hard to fake.
Red flags to avoid
- No ORERA registration or evasive answers about it
- Pressure to pay large amounts off-plan without security
- Delivery promises that keep slipping
- Specifications that change between the brochure and the agreement
